Architects add at least 10% value to New Homes and Renovations

Renovations and homes designed by Architects can add at least ten per cent value to the property as home buyers look for special features according to Archicentre, the building advisory service of the Australian Institute of Architects.

David Hallett, Victorian State Manager of Archicentre said the individual and special character of a home or renovation which has been designed by an architect to the lifestyle requirements of the owners clearly stands out from mass produced home designs.

"This does not only apply to millionaires mansions, but also to more affordable homes where home buyers have purchased a renovators delight.

Mr Hallett said not only does the architect, with seven years design training and experience, provide the home owner with an opportunity for a unique design, but also the opportunity to save money on tendering, contract management and final handover inspections.

"The development of the green housing design requirements has also increased the importance of an architect's role in housing.

Archicentre has released a guide titled Working with an Architect that outlines how to get the best out of involving an architect in a new house or renovation design.

 

With the current shortage of tradespeople and interest rate rises, home buyers and renovators need to take every possible step to cut their production costs.

Architects can advise on:

  •   The most efficient design and plan for the home or renovation
  •   Managing a formal tender to avoid price variations of up to 80%.
  •   Contract management to ensure the work is carried out to agreed standards.
  •   Professionally checking the milestone stages of the building - framing, lock up, handover.

Mr. Hallett said that Archicentre's Architects carry out pre-purchase home inspections across Australia. These home inspections show that around 30% of homes have some form of illegal building which devalues the home and in some cases is dangerous if illegal wiring is involved.

"The engagement of an Architect means that home owners and renovators receive professional advice and are made aware of appropriate regulations and processes which in the long term can save people considerable amounts of money and legal problems."
